What Sea Trail Plantation Homes Really Cost in 2026

A buyer sitting on the portals can look at Sea Trail and see two very different communities. One shows condos at $265,000. The other shows a four-bedroom single-family at $865,000 on Green Pointe Drive. Same gate, same golf, same beach parking lot on Sunset Beach Island. The gap looks like a straightforward story about size and land. It is not. Once you inventory what each HOA actually carries, the price gap narrows fast, and for a specific kind of buyer the "cheap" condo turns out to be the more expensive path.

That is the thesis of this guide. The rest is evidence.

The price stack, as listed

Here is what the different tiers of Sea Trail looked like heading into summer 2026:

Single-family sold in a median 40 days in May 2026, down from 52 days the prior May, with prices up 0.7% year over year. That is not a runaway market. It is a market where correctly priced product moves and mispriced product sits, which matches the broader Sunset Beach snapshot for May 2026: more inventory, more closings, fewer pending contracts, and buyers with more leverage than they had a year ago.

Read the table again. The distance between a $305,000 condo and a $580,000 house looks like a $275,000 decision. It isn't.

Why the gap is smaller than it looks

The Sea Trail single-family HOA runs about $1,150 a year and explicitly does not include lawn care. Everything visible from the street is the owner's problem: turf, beds, exterior paint, roof, siding, gutters, pest, insurance on the structure, water, sewer, cable, internet, trash. On a house at 927 Green Pointe Drive on a third of an acre, that is a real monthly line item once you add it up.

The condo HOA does the opposite. Per Sea Trail's own community materials, condo dues bundle:

  • Master insurance on the building
  • Exterior maintenance
  • Landscaping
  • Monthly pest control
  • Water and sewer
  • Cable and internet
  • Trash pickup

Add mortgage on $305,000 vs mortgage on $580,000, then add roughly $1,150 per year plus the actual out-of-pocket cost of lawn, pest, water, sewer, cable, internet, and property insurance on the house side. The monthly-carry gap between the two is a fraction of what the sticker suggests. That is the mechanism the portal price hides.

None of this makes the condo the smarter buy. It makes the comparison honest.

The lockout-suite wrinkle

Some Sea Trail condo floor plans include a main villa plus a mini-suite that can be locked off and rented separately. For a second-home buyer who plans to be onsite four months a year, that layout can offset a real slice of annual carry through short-stay income while the owner is home in Ohio or New Jersey. It also introduces friction most buyers do not price in until due diligence: sub-association rental caps, minimum-stay rules, and whether the specific building even allows the lockout to be listed independently on the platforms.

Sea Trail is organized under a master association plus per-building sub-associations for the condo and townhome enclaves. Rules live at the sub-association level. Two condos across a parking lot from each other can operate under different rental regimes. Before writing an offer on a lockout unit, the answer to "can I actually rent the mini-suite" needs to come from that specific sub-association's documents, not from the listing description.

What May 2026 actually did to leverage

The Sunset Beach market shifted meaningfully this spring. Inventory rose, pending listings dropped sharply, sold listings jumped, and average days on market shortened compared to April. In plain terms: the pool of buyers is being pickier, and the sellers who priced honestly closed faster than sellers who anchored to 2022.

A market with more choices and shorter DOM on the deals that do close is a market where the correctly priced house wins and the aspirational list price waits.

Inside Sea Trail, the single-family median sat at $580,000 in May 2026 with a $599,000 median list. That $19,000 spread is the negotiation zone. Sea Trail condos moved from a March 2026 townhome/condo picture of just 21 average days on market to a broader condo market where inventory is expanding again. The regional 2026 forecast for Wilmington and Brunswick County is roughly 2 to 3 percent price growth, and coastal Sunset Beach tends to hold at the top of that range.

Translation for the buyer: this is not the market where you overpay on the theory that next year will bail you out. This is the market where the HOA-scope math above decides whether the condo tier or the single-family tier is actually cheaper for your specific plan.

Where the course renovations fit in

Sea Trail's three courses are the community's fixed asset. Byrd, Jones, and Maples all carry four-star ratings from Golf Digest and were designed by Willard Byrd, Rees Jones, and Dan Maples respectively. Two of the three have been reworked recently: the Byrd course was renovated with a more open, player-friendly layout, and the Maples course completed what Sea Trail Resort describes as a major restoration with wider fairways and upgraded greens. Rounds finish at the Jones-Byrd Clubhouse.

For a buyer, capital work on the golf infrastructure matters in two directions. It supports resale on lots and condos with course views because the product on the ground actually improved. It also raises the question of how future capital projects across 54 holes and two clubhouses are funded. Ask the listing agent for the current master association budget and any special assessment history before you sign. That is the number that separates a comfortable ownership year from an uncomfortable one, and it is publicly answerable in the resale disclosure package.

The friction most buyers miss until closing

Sea Trail is not gated in the traditional sense, is not age-restricted, and is golf-cart friendly. It sits on the mainland side of Sunset Beach off Old Georgetown Road SW at Clubhouse Road, about a five-minute drive to the residents' private parking lot on Sunset Beach Island. Those are attractive features. They also carry practical items that surface in the closing folder:

  • Property tax rate stacks Sunset Beach city at roughly $160 per $100,000 of value plus Brunswick County at roughly $342 per $100,000. Budget both, not one.
  • Condo sub-association rental rules vary building to building. Verify in the specific declaration.
  • North Carolina requires a Residential Property and Owners' Association Disclosure Statement on most resale transactions. Read it before removing due-diligence, not after.
  • Brunswick County was in Exceptional Drought as of mid-July 2026 per state drought monitoring. Landscape and irrigation costs on a single-family lot in that environment run higher than the brochure implies.
  • New construction inside Sea Trail is available through Ryan Homes, which is the only builder currently operating on the community's remaining homesites. Resale competition and new-construction pricing pressure each other in ways that matter when you list.

A quick decision frame

If your plan is full-time residence and you want a yard, a garage, and control over your exterior, the single-family tier is the honest tier. Budget for lawn, water, sewer, and insurance on top of the HOA and taxes.

If your plan is four months a year with a rental strategy filling the other eight, run the lockout-condo math with the actual sub-association rental rules in hand. The bundled HOA and the potential mini-suite income can make the $305,000 door the correct door. It can also make it the wrong one if the building caps short-stays.

If your plan is golf first and everything else second, the recent Byrd and Maples work makes a course-view lot or a course-view condo a stronger long-hold asset than it was two years ago.
